Market in Focus: Nottingham

Nottingham is currently one of the rising stars in the UK property market, especially in the student accommodation sector. It’s home to a substantial student population thanks to its two top tier universities, with over 60,000 people estimated to be studying in Nottingham. The city itself is filled with culture and life and offers the perfect opportunity for investors looking for buy-to-let purpose-built student accommodation. Here are just a few reasons why Nottingham is so popular with both students and investors:

Universities

Nottingham is home to not just one but two well-respected universities; the University of Nottingham and Nottingham Trent University. The two universities have over 60,000 students combined, with a vast majority in need of student accommodation. Both universities appear in the top 40 of the UK University League Table 2020, with the University of Nottingham placing 19th and Nottingham Trent University coming in at 38th. Furthermore, University of Nottingham is one of the 24 universities that make up the Russell Group. The Russell Group represents 24 leading UK universities that provide undergraduate and postgraduate students with outstanding opportunities to learn. It is clear to see why the city is so appealing to students, with a multitude of opportunities available at two incredible universities.

Things to do

So, what about the city itself – outside of the excellent education opportunities – makes Nottingham so popular for students? The city offers a wide variety of things to do for residents of all ages, especially students. One of the most attractive prospects is the nightlife. Nottingham is renowned for its live music scene, and the city has a number of venues to choose from for a great night out. Some of the most popular places include Rescue Rooms, Rock City and the Bodega. As well as the numerous nightclubs and venues on offer, the city is home to a plethora of restaurants of different cuisines. Favourites include Annie’s Burger Shack, The Canalhouse and Zaap Thai, all offering a wide variety of types of food for residents to enjoy. Nottingham is also one of the country’s most prominent shopping destinations. You’ll find all the major high street names here within the two shopping centres; Broadmarsh and the Victoria Centre. If high street shopping isn’t for you then you can visit the Old Market Square and Hockley area, home to an array of boutiques, vintage shops and relaxing cafés. The Hockley area offers a refreshing juxtaposition to the modern city centre shopping.

Culture

Nottingham is a city brimming with culture and history. You can find numerous art galleries and museums in the city, courtesy of places like Nottingham Contemporary, Nottingham Castle and the National Justice Museum, take in a show at the Theatre Royal & Royal Concert Hall, discover a hidden world beneath the city streets at the City of Caves and even visit Wollaton Hall – the location used for Bruce Wayne’s mansion in 2012’s ‘The Dark Knight Rises’. On top of the abundance of cultural destinations found in Nottingham, the city has an extremely strong sporting heritage – often regarded as the home of English sport. You can catch a football game at either Notts County FC or Nottingham Forest FC, see the Nottinghamshire County Cricket Club at Trent Bridge or, if you like water sports, visit the National Water Sports Centre. The sporting culture in Nottingham is extremely varied, offering something for everybody.

Why invest?

It is clear to see why Nottingham is such a popular location for students, but how about for investors in the student property market? Well, as we mentioned at the beginning of the article, Nottingham is the one of the rising stars on the UK property scene. The city’s consistent economical growth has benefited from its future orientated main industries in the modern day such as financial and business services, advanced manufacturing, clean technology and digital to name a few – a complete differentiation from it’s industrial past. The switch towards more modern and future-orientated industries has continued to attract a large student population year on year, only benefitting the student property market. The student property market in Nottingham is now one of the most heavily populated in the UK and is only going to improve as time goes on.
